Too Much? Too Little? or Just Right!
Space Analysis and Consultation
“Time is money.” We all know the expression and know it’s very true. Recently Creative Access has seen an increase in requests for Space Analysis and Programming for new spaces. Firms are working smarter when it comes to their space needs.
A Space Analysis is a process where a space planner meets with the clients to determine what their needs are, how they work, and how we can help them work more efficiently. We then prepare a document that outlines their space requirements and recommends the necessary square footage and any special needs or functions of the space. This document can also be useful to the client’s broker to look for buildings and space that will meet the client’s current and future needs.
There have been numerous changes regarding the office environment that have an affect on the client’s square footage requirements. It requires a specialist in space planning, such as a commercial interior planner and designer, who can assist the client in understanding what changes really work for their industry. Some examples of recent workplace environmental changes are:
- Increased Work Efficiency in the Work Place: A design professional can discuss studies in the work place that provide proven ways to increase productivity, reduce absenteeism, and improve employee satisfaction.

Growth Plans: Planning for growth is essential for success. A design professional can work with you to anticipate and accommodate future growth.

Generations Mixing: A design professional is educated not only in design but also in people. The different generations are unique, having different needs. The X generation, the Millennium generation, and Baby Boomers all work differently. Planning to these differences just makes sense.

All of these factors will affect the way a company functions as well as the space a company needs. Square footage is expensive. If a firm miscalculates and takes an additional 5,000 square feet of unneeded space, at $28 per square foot, that calculates into $140,000 in additional rent per year plus the additional costs to furnish these areas! Years ago the process may have been as simple as calculating your current space and adding some additional square footage. This no longer works in today’s smarter, more efficient work environments. Be smart with your expansion and growth plans. Partnering up front with a design professional who can share their knowledge and experience is a sound investment.
