Renovation for Tenants, Landlords and Property Managers
Recently the Creative Access design team has been responding to many clients who express a need to upgrade their existing office, building or space. With the economic environment in its current condition, many business owners are sitting tight with a “wait and see attitude”. Several of them have worked with local real estate brokers to open a dialog with their current landlord about longer term leases with reduced rents. The majority of clients that are moving are looking at more reasonably priced buildings vs. high rent buildings.
Renovations can be a solution for business owners, as well as building owners, property managers and landlords. A renovation for the tenant can mean creating an updated look that provides confidence that the business is succeeding in these difficult times. Employee production and performance will also be improved with upgrades to their work area.
Upgrades that provide more value for the dollar spent are:
Lighting: One of the top two drivers within the interior environment for increased employee performance is the quality of lighting. Many times direct / indirect lighting fixtures will be recommended in addition to providing individual task lighting.
Heating and Cooling: A review of the existing heating and cooling systems to ensure all equipment is functioning properly can provide huge benefits at a small cost. Over the years, the equipment can malfunction in various areas and often be undetected. Poor air quality is the #1 complaint in the interior environment that fosters employee dissatisfaction and decreased productivity.
Finishes: Creating a new aesthetic environment can greatly enhance employee satisfaction which will result in increased performance. The most common upgrades are new flooring, wall finishes, bathroom upgrades, and the addition of new artwork.
New ceiling tiles: An inexpensive way to get rid of old unsightly tiles that are stained or chipped is to replace them with more sound absorbent tiles. An added benefit is that a whiter cleaner ceiling provides more light reflection which can reduce the required lighting quantity. It also helps with employee morale.
Furniture: Replacing aging reception furniture with newer pieces will improve your front door appearance and improve initial confidence with your clients.
Building owners, property managers, and landlords are also realizing the value of providing upgrades to their buildings. With so much vacant space on the market, a tenant will have many choices for relocation. How will your building compete for tenants? Did you see our new logo on our ad that ran in the January 28th edition of the Baltimore Business Journal? In case you missed it, you can see it again in an upcoming issue March 19th. (No, we aren’t going to show it to you here!) In the coming months, Creative Access will gradually shift from our old logo to the new logo, so you may see both for awhile.
